What is an emphyteutic lease?

It is a real property right, which must be registered with the land registry and can be seized or mortgaged. The lessee can also sublet the leased property or rent out buildings they have constructed. At the end of the emphyteutic lease, any buildings or improvements made by the lessee become the property of the lessor, generally without compensation, unless otherwise stipulated.

The long-term lease was originally used in rural activities, but it is also used today by local authorities, renewable energy professionals or investors for industrial or commercial buildings.
